OUR SERVICE & EXPERIENCE
At Saffery Read, our building surveys are carried out in accordance with the standards set by the Royal Institution of Chartered Surveyors (RICS). Each survey provides a clear assessment of the property’s condition, identifying any visible defects or issues within the building fabric — ranging from common concerns such as structural movement and shrinkage to more specific problems related to the property's age or construction type.

We are committed to delivering high-quality, detailed survey reports based on thorough on-site inspections. Our goal is to ensure you fully understand the condition of the property before you proceed.

Clients are encouraged to speak directly with their surveyor ahead of the inspection to raise any particular concerns. If needed we also offer a follow-up call or email to discuss the key findings before the full report is issued.

Inspection
The building survey process begins with a detailed on-site inspection carried out by a qualified, RICS-accredited surveyor.

At Saffery Read, we take a meticulous approach to assess the property’s overall condition, inspecting all accessible elements — both internally and externally. This includes roofs, walls, floors, windows, doors, basements, lofts, drainage, and building services where possible.
We also pay close attention to any signs of structural issues, damp, decay, and wear while recognising the specific characteristics and vulnerabilities of different property types, such as period homes, listed buildings, and rural estates. This stage provides the essential groundwork for our in-depth analysis and recommendations.
Report
Following an inspection, we produce a comprehensive written report that outlines the condition of the property in clear, accessible language.
The report identifies any defects, potential risks, or urgent issues, supported by photographs and technical detail where appropriate.
It also includes a summary of repair priorities, guidance on necessary maintenance, and insight into potential long-term concerns.
Where specialist investigations may be needed — such as drainage surveys or material testing — these are clearly flagged. The report is structured to provide both clarity and depth, serving as a practical tool for informed decision making.

Advice
Beyond the written report, Saffery Read offers tailored advice to help clients interpret the findings in the context of their specific plans—whether purchasing, renovating, or managing a property.
We’re available to discuss the implications of any issues raised, assist with budgeting for remedial works, and, where required, coordinate further investigations or quotations.
Our advisory approach ensures that clients feel supported, with a clear understanding of the property’s condition and what steps, if any, should follow. We believe in offering thoughtful, balanced guidance, always grounded in professional expertise and with our clients’ best interests in mind.

Clients seeking broader support can explore our range of additional services- including project oversight, planned maintenance planning, and strategic property advice- detailed in the Property Consultancy section of our website.
